Cedar; Non or possibly apply UV protection oil or similar at intervals recommended by the manufacturer to help prevent weathering/ silvering.
Tanalised cladding; We would expect our pressure treated cladding to have a lifespan of 15+ years even without further treatment, however we would recommend that the cladding be retreated in the second and fifth year then every five years thereafter to maintain the optimal appearance and lifespan of the cladding.
Cedral; No maintenance required.
Render; No maintenance required.
Most garden buildings do not require planning permission and can be built under ‘permitted development’ rights unless;
1. Your home is a listed building.
2. Your home is in a designated area (i.e National Park, conservation area, area of outstanding natural beauty or world heritage site).
If your home is neither of the above then you can build under permitted development rights but must meet various criteria;
1. Your garden room must not be in front of your home.
2. The total area of all extensions, sheds, outbuildings- including your garden room must not cover more than 50% of the total area of land around your home.
3. The garden room must be single story and be under 3m height OR under 2.5m high if it is within 2 metres of the boundary.
4. It isn’t self contained living accommodation.
Building regulations do not normally apply to garden rooms as long as;
1. It is not attached to your house.
2. The floor area is less than 15 sq m.
3. It does not include sleeping accommodation.
If the floor area is of the garden room is between 15- 30 sq m building regulations still don’t
usually apply as long as;
1. There is no sleeping accommodation in the garden room.
2. The garden room is more than 1 metre from the boundary OR;
3. The garden room is substantially constructed of non combustible materials if within one metre of the boundary.

Structure including foundations, floor, walls, roof & insulation.
10 years
Windows and doors against warping, cracking and discolouration (excluding fading).
EPDM rubber roof.
Cedral cladding.
5 years
Glazing units.
Cedar cladding.
1 year
Ironmongery.
MVHR unit.
Tanalised cladding.
Fascia & guttering.
£1000 deposit on booking.
The following stage payments refer to the remaining balance after the deposit is paid;
25% on completion of ground works.
25% on completion of external wall membrane and battens.
25% on completion of cladding and rubber roof membrane.
20% on completion of internal insulation and battens.
5% on completion of the garden room.
Clean the MVHR unit at intervals specified by the manufacturer.
And at least twice yearly;
Check that gutters and gullies are free of debris.
Trim tree branches back to ensure they don’t come into contact with the rubber EPDM roof.
Trim vegetation back clear of the cladding.
We can build garden rooms to almost any length and width, however all our garden rooms are built in approx 60 cm increments (i.e 240 cm/ 300 cm/ 360 cm/ 420 cm/ 480 cm etc).
The sizes given are the approximate external measurements of our garden rooms.
Externally, garden rooms can be no higher than 250 cm if within one metre of the boundary, internally this gives a height of approximately 210 cm between the floor and ceiling.
Unfortunately we are unable to offer finance options.
